Spring Cleaning & Maintenance

It's spring and you know what that means... time to make sure your home is running effectively and efficiently before the summer heat. A little maintenance to your home goes a long way. I have put together a list of how to maintain your air conditioner.

An air conditioner's filters, coils and fins require regular maintenance for the unit to function effectively and efficiently throughout its years of service. Lack of service ensures a steady decline in air conditioning performance while energy use steadily increases.


The most important maintenance task that will ensure the efficiency of your air conditioner is to routinely replace or clean its filters. Clogged dirty filters reduce the amount of airflow and system efficiency. When airflow is obstructed, air can bypass the filter and deposit dirt directly into the evaporator coil and impair the coil's heat absorbing capacity. By replacing the clogged, dirty filters with a clean one can lower your air conditioner's energy consumption by up to 15%.


The condensate drain line is another common reason homeowners need to call in for professional repair, however this problem is usually avoidable with regular care. Prevent a clogged AC drain by preforming routine care. By pouring a 1/4 cup of vinegar or Bleach, into your AC's drain line, you will kill any mold, algae, mildew and other forms of bacteria, therefore preventing it from forming a buildup and causing a clog. This needs to be done every 6 months to a year.
